Water damage is one of the risks a homeowners face when they buy a home. Indoor plumbing will likely fail at some point, and when it does, it makes for a wet mess. The experienced professionals at SERVPRO of South Tampa can help you identify the source of the problem, correct it, and restore your home to a clean, dry condition. Rapid water extraction, after the source has been eliminated, and then moisture removal to reach standard household levels, will mitigate the dangers of contaminated water and mold growth.

One of the first things that need to be determined when you have flooding caused by a plumbing failure is whether the water is clean, gray or black. These classifications indicate where the water is coming from and what sort of contaminants it may contain. Water damage occurs in many forms.

Clean Water refers to water that is piped into your home. It has not yet been used for any household purpose, so it is clear and free of any hazardous substances.  Drinking water. This water may be leaking from a burst pipe in the walls; it can also be the result of a failed pressure valve on your water heater tank, which allows the water to flood out. There is a large list of possible reasons for an unwanted water intrusion. Gray Water is more damaging. This is water that has flowed in sinks, showers, washing machines and all other plumbing including toilets tanks.

Gray water does not contain harmful pathogens, but it does hold food waste, chemical products, and absorbed particulates from the surroundings that can harbor bacteria. Some soaps and other personal care products also contain ingredients that can be toxic if ingested.

Black water is the most dangerous. It includes overflow water from a toilet, backed up septic tanks or sewer lines, and degraded gray water. This water contains hazardous bacteria that are linked with raw sewage. If you detect black water flooding, keep yourself and your family out of contact with the water. If you must enter the flooded area, you should wear rubber gloves, safety goggles, and protect your feet with rubber boots or plastic bags.

What To Do When Water Enters Your Home or Office

3/23/2021 (Permalink)

SERVPRO of South Tampa knows that A flooded home is a devastating event for any homeowner. It has the ability to ruin many of your possessions in addition to your property itself. Due to the fact that water damage can quickly become permanent if not addressed as soon as possible, if you do suffer flood damage to your home, it’s important that you call the professionals at SERVPRO of South Tampa to help restore the home. However, there are some things that you can do before they arrive. Here are some things you can do immediately after a flood to start the restoration process.

Call Your Insurance Agent
Regardless of how bad a flood has hit your home; it’s likely done some significant damage to some of your possessions and to the structure of your home. Soon after you recognize the damage, you should call your insurance agent. Most water damage in the home is covered by homeowner’s insurance policies but you’ll want to contact them to make sure as there could be exclusions.

Check Before Entering Home
Before you re-enter your home after flood damage, check for any structural damage that may have occurred. Severe flooding or water damage has the ability to compromise the integrity of the structure. If you enter the home without closely inspecting what you’re walking into, the building could potentially collapse, trapping you inside. Once you’ve entered the home, you should be very careful about where you’re walking, especially if you’re moving from carpeting onto a hard surface.

Document Evidence
Once you have entered the home, document the evidence of that damage that has been done by taking photos of it. If there are any questions, particularly by your insurance company about the validity of your claim, you’ll have evidence to show them. While you document the damage, save any items that you can. Some items, such as porous materials, may have been damaged beyond repair. When the SERVPRO crew arrives to restore the home, they’ll save as many items as possible. But if there are items that have not been damaged, you can take them out to avoid any further potential damage.

Take Inventory
While you’re examining the damage that has occurred in your home, make a list of the damage or lost items in the home. Make sure to include the date they were purchased and their value with any receipts you may have. Store that list with any inventory of your possessions that you may have taken before the flood. If any of your possessions must be disposed of, which some may, make sure you have photographs of the items.

Turn Off Power
After the flood damage occurs, turn off all power, especially to the affected rooms. Also refrain from using any electrical appliances as you could electrocute yourself if you’re standing in water. Keep the power to the home off until an electrician can come and thoroughly inspect the system to ensure it’s safe to turn back on again.

Prevent Mold
Mold thrives in environments where moisture is present which makes flooded parts of a house ideal for mold growth. The existence of mold in a home can be hazardous so it’s important to prevent the mold from growing if at all possible. Removing any wet contents from the home as soon as possible will help to prevent such mold growth around the home.

Proper Protection
Regardless of how well you think you can clean up after a flood, you should call the professionals at SERVPRO of South Tampa to ensure that as much of your property is salvaged as possible. But if you do decide to start the cleanup process before they arrive, it’s important that you are properly attired. Wear long sleeves, pants, gloves, and boots when dealing with flood water to ensure your safety.

If you suffer flood damage in your home, you should contact the professionals at SERVPRO of South Tampa to clean up. But if you want to get the process started prior to their arrival, these tips will help you remain safe.

Cleaning Water Damage

Worker plumbing toilet Tampa Plumbing Water Damage Cleaning

At SERVPRO of South Tampa, we've seen almost every type of water damage issue. Older apartment complexes are sometimes notorious for the complexity and obsolescence of their plumbing systems. It's just a fact of life for landlords. Therefore, it takes a bit of ingenuity to manage some of these antiquated systems.

For example, units constructed in the time period of the 1970's to the 1990's sometimes still contain polybutylene piping, a material that has grown so out of favor in the plumbing industry that it is no longer recognized in building codes. Here are four common plumbing issues landlords of older rental units may need to face.

Clogged Drains

Since this can result in water backing up and flowing onto the floor, it should be addressed fairly quickly. Options for clearing a clogged drain include using a drain snake, employing a plunger, cleaning out the drain trap, and using a chemical cleaner.

Blocked Toilets

The methods for clearing a clogged toilet are similar for those fixing a clogged drain. However, since this could involve the overflow of contaminated water, the services of a reputable water remediation company should be considered if raw sewage spills out onto the floor.

Poor Plumbing Designs

This often involves the use of improper materials for pipes, such as polybutylene. If not replaced, this type of piping can result in burst pipes and extensive water damage. Poor design can also refer to the actual physical configuration of the pipes and might include an excessive number of twists and turns and elbow joints that impede water flow.

Damaged Discharge Lines

This refers to the lines that lead away from the property and join the municipal water lines. Over time, these lines not only age and weaken, but they also are vulnerable to damage from tree roots and other obstructions.

Some plumbing issues in older units are easier to fix, while others, such as the presence of polybutylene pipes, require major renovations. The services of a water restoration company can be a big help with water damage.

Home flooded by water in Tampa Home flooded by water in Tampa

Having good insurance is essential protect against water damage. If you're in the Tampa Bay area, here's some things you need to know:

Water Damage Insurance

If you're a homeowner, chances are that you will experience some type of water damage while you live in your home. Water can cause serious damage to your roof, walls, floors and foundation, so it's important to make sure your homeowner's insurance will cover your damages.

Most homeowner's insurance is defined as type HO-2 or HO-3 which covers various kinds of water damage in Tampa that can occur in your home, with the exception of floods. It most states, homeowner's insurance doesn't protect your home against flood damage since most insurance providers require a separate flood policy. However, your basic policy may cover other types of disasters that can result in water damage to various areas of your home. If your specific disaster is covered under your policy, your homeowner's insurance will reimburse you up to the maximum coverage, minus your deductible.

Typical homeowner insurance policies cover accidental water and steam discharges and overflows from plumbing leaks and broken pipes in the walls and under sinks; heating and air conditioning equipment like hot water heaters; appliances like washing machines and dishwashers; and automatic fire sprinklers. In general, your homeowner's policy will typically pay for unexpected and accidental damages from interior water sources, but it usually doesn't pay for damage caused by outdoor water sources that find their way into your home. The place where the water originates may determine no matter your loss is or is not covered.

Although claims for damages can be small, insurance providers are concerned about more serious problems with mold and mildew that can occur. If damages aren't fast and properly repaired, mold and mildew growth can lead to health issues like allergies, asthma and respiratory problems. Hidden leaks inside walls or in a basement or attic can go undetected for years. Insurance providers are specific about the types of damages they cover due to the expense of potential repairs and health risks. Tampa Water damage can be minor or major, but even minor damages can result in costly repairs. If you have a claim, it's important to note that it's the damage to your home that's covered, not the repair of the failed item. If you have a broken pipe that results in water damage, your insurance will pay for the costs to open up and repair the wall to access the pipe, but it will not pay to repair the broken pipe itself.

When you own a home, amazing homeowner's insurance is essential, but it's important to know what your policy covers. Shop around to find amazing homeowner's insurance in your area. Look for a policy with coverage, deductibles and monthly premiums that meet your needs and your budget. SERVPRO is a 24/7 emergency water removal & flood clean up repair service company, Our technicians are highly trained and experienced with every water damage in Tampa situation.

Call the professionals from SERVPRO of South Tampa. What to do when your home or office Floods.

9/1/2016 (Permalink)

A flooded home is a devastating event for any homeowner.

Regardless of how bad a flood has hit your home, it’s likely done some significant damage to some of your possessions and to the structure of your home.
